Millennials, Entrepreneurs and NRIs Are Redefining India’s Luxury Housing Market (6 อ่าน)

India’s luxury housing market is undergoing a significant transformation as millennials, entrepreneurs, senior professionals and NRIs increasingly shape demand for premium homes. Traditionally, luxury real estate was associated with larger homes, prestigious addresses and established wealth. Today, the definition of luxury is becoming more experience-driven, with buyers placing greater importance on connectivity, privacy, open spaces, security, community and everyday convenience. This shift reflects the changing nature of wealth creation in India, supported by entrepreneurship, digitalisation, deeper capital markets and greater participation in equities. A new generation of founders, technology leaders, investors and corporate professionals is entering the premium housing market with expectations shaped by global lifestyles rather than simply by property size.
Millennials, in particular, are approaching homeownership differently. The preference for well-connected homes within established urban areas demonstrates that accessibility and lifestyle can be as important as additional square footage. Integrated townships are therefore gaining relevance by bringing residential spaces together with education, healthcare, retail, recreation, business facilities and landscaped open areas. Hiranandani Gardens, Powai, reflects this integrated approach by combining homes with schools, healthcare, shopping, business and recreational infrastructure within the township ecosystem.
NRIs are also contributing significantly to premium housing demand. Buyers from markets including the US, UK, UAE, Canada and Singapore continue to show interest in Indian residential properties, with the supplied ANAROCK data indicating that more than 75% of surveyed NRI buyers prefer properties above ₹90 lakh. For many NRIs, purchasing a home in India represents more than a financial investment; it can also provide a connection to their roots and a long-term base in the country.
At the same time, trust has become increasingly important in luxury real estate. As property values rise, buyers seek confidence in the developer’s reputation, execution capabilities, quality and long-term reliability. The evolution of luxury housing is therefore moving beyond larger floor plans toward thoughtfully planned environments where infrastructure, community, open spaces and convenience work together. India’s luxury housing story is increasingly being shaped by the quality of life a home enables, rather than simply the size of the home itself.
